It is still very early in the marketing process for this project and not very much information has been released, but Urbancorp is the builder behind Victory Condos and also Liberty Market Lofts. Their projects are often targeted to the lower-end of the market and they often have very competitive price points.

Giraffe is kind of a strange name for a condo but this one is supposed to be unique and independent much like the animal it is named after. Very funky design for sure and I have a hunch that Torontonians will embrace the project in a big way. I can only hope that this will also encourage other developers to take chances and get creative with the architecture in their condo towers. Glass wall towers can be great, but we also need variety.

Just In Time for TIFF: Festival Tower Final Release of Suites

Festival Tower Condos at King and John, the world’s first Film Festival and Condo! Well, I believe the official marketing slogan is “One Part Condo. One Part Film Festival”. Sales began in this building a couple years back, and construction is well underway, however, in conjunction with the Toronto International Film Festival (TIFF) currently over-taking downtown Toronto, they are releasing the final group of suites in the building.

Festival Tower is definitely going to be a high-end building with 381 suites spread out ove 46 storeys in the heart of the entertainment district and will also contain Bell Lightbox - the new home of TIFF. The Developer is Daniels Corporation - one of the big boys in town and certainly capable of making a quality product that they are representing with these prices. Make no mistake, the resale values in this building will be driven by 2 factors: uniqueness and exclusivity.

Empire Communities was having a Celebrity Look-Alike contest to promote Fly Condos and the winners were just announced today. Congrats to Tommy Matejka for looking like Jude Law and getting $75,000 off the purchase price of a suite at Fly if he decides to buy one. His mom must be so proud ;)

Sizes range from 480 to over 1,500 sq. ft., and prices begin from the mid-$200’s to just under $1 million. Occupancy is slated for Spring 2012.

Fly Condos Celebrity Contest

Fly Condos - a new condo development by Empire Communities located at Spadina and Front St is trying something new. In an effort to promote the project, the developer is holding a Celebrity Look Alike Contest with the winner getting $75,000 off of the purchase of a suite at Fly Condos. Very interesting tactic and obviously aimed at building some buzz and creating some hype for the project, especially amongst the under-30 crowd who they are very clearly marketing their project to.

The downtown Toronto Condo market is red hot and developers are constantly trying to attract investors and first time buyers alike to choose their project over the many others available in the city. There are so many new condo projects launching every month all over the city of Toronto that developers are now getting very creative in their marketing and promotion schemes in advance of launching their sites. Fly Condos Celebrity Look Alike Contest is just one more example of this creative, non-traditional real estate marketing.

Definitely considered one of Toronto’s best locations, Bay and Bloor is the heart of the Bloor-Yorkville and Toronto’s best shopping street.

The project will consist of two residential towers, one 45 storeys and 55 storeys high. Prices will start in the low $300s. Whenever Tridel launches a new project there is always great fanfare and 300 Front will be no exception. Why? King West Life VIP Sales Event - Liberty Village

You’ve probably heard about this development. It has been very widely advertised by Plazacorp (developer behind 900 Mt. Pleasant and The Regency Yorkville among countless others) on Facebook, Google, and in Print. Expectations are running high and so far the specs are looking good. Over 1100 units all told (to be introduced in 3 phases) makes King West Life one of the most ambitious projects downtown if not in the entire city.

Emphasis is on value for the money, terrace suites, and mega-amenities.  Plazacorp’s advertising is suggesting that 2 bedroom/2 bath suites will start from $295K including a parking spot. Now if it sounds too good to be true it is because it probably is. Don’t believe everything you read from developer’s marketing materials. In fact, best rule of thumb is to believe nothing that you hear from a developer. Do your own research and always use a professional Realtor who specializes in new condo developments when considering purchasing a new condo from a developer. Protect your own interests, not the developers. Keep in mind that average price per square foot for new developments downtown is around the $500 mark right now so if you see a developer advertisting something dramatically below that, ask yourself why.

All that being said, Plazacorp is a ruputable developer in Toronto, definitely a big player, and Liberty Village is a great area to invest and as well as live. King West Life does look like it will be a winner! Invest smart, invest early. If you are considering purchasing a suite in this development, don’t wait for the public launch! Save yourself a few thousand dollars by contacting me ASAP!

NXT 2: Last Chance for VIP Pricing
